Williamson County Real Estate Market Update - May 2018 Statistics
Decreased housing inventory coupled with strong demand continues to drive Williamson Country’s sizzling real estate market, according to the May 2018 Central Texas Housing Market Report from the Austin Board of REALTORS®.
The median price for single-family homes in Williamson County increased a whopping seven percent year-over-year to $303,500 in May, an all-time high for the area. While home sales rose 1 percent to 1,104 sales, housing inventory also increased from 2.5 months to 2.6 months during the same period, indicating a strong seller’s market (six months represents a “balanced market”). There were more active listings, as the number of homes available on the market increased 9 percent to 2,320 listings.
Spurned by Austin’s growing affordability crisis, data indicate that home buyers are moving beyond the city limits of Austin. In May 2018, seven in 10 homes sold within the five-county Austin-Round Rock MSA were sold outside of Austin city limits.
