6 of the Best Tips for Home Buyers

Years of selling real estate means I’ve pretty much seen it all, and that’s one of my favorite things about being a Realtor®. But what good is knowledge if you don’t share it? Here are 6 of the best tips for home buyers, a.k.a. my vicarious (and sometimes unexpected) lessons from years of real estate:

  1. Nothing is final until closing has taken place. Yes, everyone in a transaction makes plans on agreed-upon, albeit *estimated* time frames and promises. Even the closing date is an estimate. It’s an educated estimate, but it’s still an estimate. Flexibility is a very good thing, and it can also be a powerful factor in negotiations.
  2. Viewing a home more than once is a-okay. Besides, if you’re taking in several homes in a single day, it is incredibly helpful to revisit your favorite(s) before making a final decision. If you’re house-hunting in a hot market (like ours), rely on your real estate agent for recommendations on timing and how the option period can work to your advantage.
  3. Never, and I mean never, buy a home without a full home inspection.
  4. Budget time and money for repairs. It’s impossible to know what a home inspection will reveal. If timing allows, coordinate contractors to review inspection report results and provide you with an estimate on repair costs. As far as timing, always allow double what you expect it’ll take.
  5. Become very familiar with what closing costs you’ll be responsible for. Forking over more money in any type of transaction is for the birds. Make sure you take the time to understand what’s your responsibility and what’s not.
  6. Don’t be afraid to ask questions at any point before, during or after the process. I want my knowledge to be your knowledge.
